Alembic and our partners, Foxy Management and Hebrew Home for the Aged, anticipate completing construction in November for our project for low-income seniors at 1880 Boston Road, in the West Farms neighborhood of the Bronx. The 9-story building will provide 168 affordable apartments, including a super’s unit, 66 studios and 101 1-bedroom units, with on-site services and other amenities, including a roof garden.
The site is adjacent to the Cross Bronx Expressway and just two blocks south of the West Farms station of the #5 train. Alembic and Foxy Management purchased the air rights above an existing primary health facility and a day center operated by United Cerebral Palsy of New York State. The building, designed by SLCS Architects, a firm that has designed four other buildings for Alembic and Foxy Management, provides a roof terrace for residents of the building, shared with participants in the Cerebral Palsy day center programs.
Noise from the elevated subway line, curving just across Boston Road from the building, is mitigated by a panel and window system, produced off-site and assembled at the building, that provides a substantial sound barrier and a high level of insulation. The building, built by Lendlease, features low environmental impact construction, high efficiency mechanical, electrical and plumbing systems and devices and a green roof, and it will qualify for Enterprise Green Communities certification.
